These loans can be taken out at a 25 year repayment plan but can be offered for a longer or shorter term depending on your financial situation.Â
It’s all well and good securing your deposit for your mortgage, but don’t forget about the additional costs that naturally come with the territory of moving home. These can include costs linked to removals, surveys, valuation fees, solicitor costs, home insurance, and furnishings and decor for the move. The last thing you want is to delay your move-in date due to being unprepared for these additional costs. Some advice we can offer is opening a savings account with your bank that is separate from your deposit to make sure any moving costs are covered.Â
The first step to securing your new home is to save for your deposit, which is easier said than done depending on your financial situation. All is not lost, however, as there are many government schemes available in the UK to specifically help first time buyers get their foot on the property ladder. Some of these schemes include:Â
Help to Buy ISA: Though this scheme has sadly been discontinued, if you opened a help to buy isa prior to November 2019, you can still use it to purchase your first home if done so before December 2030. Limited to saving £200 a month, this isa offers you a 25% bonus on your savings.Â
Lifetime Individual Savings Account (LISA): You can use your LISA to purchase your first home for a property costing £450,000 or less and the account can be opened as long as you are between the ages of 18 and 39. Up to £4,000 a year can be put into your LISA and the government will put up to a 25% deposit to your savings.
Help to Buy Equity Loan: Designed for first time buyers looking to purchase ‘new build homes’, you will need a 5% deposit for this equity loan and can borrow up to 20% of the purchase price as an equity loan. Those who choose this option will not pay interest on their equity loan for the first 5 years.Â
